Which Plot to Buy: A Simple Vastu Checklist Before You Purchase

Buying land? A simple, honest Vastu checklist — the best plot shapes, what every facing really means, which side the road should be on, and the ideal slope. Check before you buy.

Buying land is one of the biggest decisions a family makes. A few simple Vastu checks before you buy can save years of quiet worry — and they cost nothing but a careful look. This is a plain checklist, with the reason behind each point, and no fear-selling.

1. The shape of the plot

A plot is the ground your whole life will sit on, so its shape matters most.

  • Best: a square or a neat rectangle. Balanced, stable, easy to plan a home on.
  • A plus: a gentle extension toward the north-east — traditionally auspicious.
  • Be careful with: very irregular, triangular, or heavily cut shapes, especially a cut north-east corner. These aren't always dealbreakers, but they need expert planning — so check before buying, not after.

2. The facing

People worry endlessly about facing, but here is the honest truth: all four facings can be good.

  • East and north facing plots are the most popular, because they catch the morning sun and light.
  • South and west facing plots are prosperous too, when the home inside is planned well — many wealthy families live on them happily.

Facing is only one factor. The plot's shape, surroundings and internal planning matter more. Do not reject a good plot only because of its facing.

3. The road

Which side the approach road sits on is part of the picture:

  • North or east road — considered most auspicious.
  • South or west road — perfectly workable with good planning.
  • Corner plots (roads on two or three sides) — these can be excellent (great light and air) but need thoughtful design so the openness is balanced. This is exactly the kind of plot worth a quick word with an astrologer before you sign.

4. The slope of the land

Water and light flow best in one direction, and the land ideally agrees:

  • Ideal: land lower toward the north or east, and higher toward the south or west.
  • Opposite slope? Usually balanced with simple levelling and careful layout — rarely a reason to walk away.

5. The surroundings

Look around, not just at the plot:

  • A clean, open, positive neighbourhood matters more than any single rule.
  • Note what sits beside and in front — open space to the north and east is a blessing; a large blocking structure there is worth considering.
